RealScout is a lead-nurturing platform for real estate agents, brokers and teams, with around 100,000 users. Seth runs marketing there, mixing organic content and Meta and Google ads to drive demos. Almost a year into iClosed, he shares how he stopped paying only for the people who book a call, and started recovering everyone who showed intent along the way.
“Capturing the folks who don’t complete the form is huge for us, because we can retarget them.”
The challenge
At the start, RealScout’s CTA was the standard “book a demo”. Two problems. First, pushing ads straight to “book a demo” on Meta and Google costs a fortune: you pay full price to reach the tiny few already ready to talk to sales cold. Second, the form was all-or-nothing — anyone who opened it and dropped off mid-way was gone, with no way to follow up. That’s exactly the gap RealScout closed with iClosed.
“At the start, it was the standard book-a-demo. You talk about your product, your value, the pain someone is having, and the CTA is for them to book a demo. And that’s really costly on Meta and Google.”
The solution
With iClosed, booking a call is no longer just a form. It’s progressive: it collects details step by step, and crucially it records the people who start booking but don’t finish — the ones a standard form let slip away. So Seth can follow up instead of losing them.
And he flipped his ad logic. Instead of buying “book a demo,” he advertises a lead magnet — free value. Curious visitors land for the content, and a few seconds in, an iClosed pop-up fires (the CEO’s converts best) and offers a frictionless way to book. Attention, bought far cheaper than a demo, turns into booked calls.
“I’m not advertising book a demo. I’m basically advertising a lead magnet, something of value for our audience. They get to the page, they see the book a demo.”

The results
Over the last 3 months, RealScout tripled its qualified contacts. Seth is upfront that he can’t attribute it all to iClosed, but iClosed is an integral part of the machine. And it all happens at a lower cost of acquisition — because he’s no longer buying the appointment, he’s buying attention.
“We’ve been able to triple our MQLs and double our SQLs. I can’t attribute it all to iClosed, but iClosed is an integral part to that machine.”
How RealScout uses it day to day
iClosed pop-ups on the pages, triggered after a few seconds — the highest conversions coming from the CEO’s
The same pop-up placed on different pages with different messages
All analytics centralized in one place
A strong show rate, above the real-estate industry average (~50%)
“The highest converting ones are the ones from the CEO. People want to talk to the CEO.”
Why iClosed, and not another tool
After years of testing tools, iClosed won for two reasons. The product: it’s the lowest-friction path Seth has found — page traffic turns straight into conversations.
And the team: the moment he decided to try it, he was put in a dedicated Slack channel, with every implementation detail handled fast.
“This is the lowest friction way that I have found. If we’ve got to contact them to set a time, that’s too many back and forths, and people don’t have time for that.”
“You guys were agile, super responsive with service. Once I made the decision to test it out, you put me in a Slack room. There’s always implementation things you need to do, and you handled them very quickly.”
The plays to copy
Capture the leads who abandon your form. iClosed records the people who start booking without finishing, so you can follow up instead of losing them.
Advertise value, not “book a demo.” Bring curious visitors to the page with a lead magnet, and let the iClosed pop-up turn their attention into booked calls, at a low cost.
Put a CEO pop-up on your pages. At RealScout, the iClosed pop-ups that fire after a few seconds convert best when they come from the decision-maker. People want to talk to the CEO, not a form.
The bottom line
For RealScout, iClosed changed how the pipeline gets filled: buy attention instead of demos, capture what slips away, and offer the lowest-friction path to a call. Qualified contacts tripled in 3 months, at a lower cost of acquisition.
“Make it super easy for the consumer to see what they want, pick a time, give their email, in a way that’s comfortable for them. That really works for us. Honestly, it’s been a game changer for us.”
